Operations Manager

Job Summary: Makani Real Estate is seeking an experienced Operations Manager to oversee the day-to-day operations of its shopping properties across Al Ain and Abu Dhabi. The role will be responsible for ensuring the smooth and efficient operation of assigned properties, creating a safe and pleasant environment for tenants and customers, and driving strong operational, financial and service performance across the portfolio. The ideal candidate will have solid experience in shopping mall or retail property operations, including tenant management, facilities coordination, fit-out, maintenance, security, cleaning, health and safety, vendor management and budget control. Key Responsibilities: • Oversee the daily operations of shopping malls and retail properties across the assigned portfolio • Manage and support property managers, supervisors and mall operations teams • Develop, review and implement operational policies, procedures and SOPs • Ensure tenants, contractors and service providers comply with mall policies, health and safety requirements and authority regulations • Monitor property performance across maintenance, security, cleaning, tenant relations, customer service, fit-out and inspections • Conduct regular operational meetings with property and asset teams to resolve issues and track performance • Maintain strong relationships with tenants and respond to operational concerns, disputes, renovations and fit-out requirements • Coordinate with Facilities Management, IT, Legal, Finance, Leasing, Marketing, HR, Customer Service and other internal departments • Ensure all required contracts, licences, insurance coverage and authority approvals are in place, including Civil Defence, CCTV, security, cleaning, pest control and public liability requirements • Support the development and implementation of emergency response and business continuity plans • Monitor contractor performance and provide feedback on annual maintenance and service contracts • Support tenant design reviews, fit-out approvals and CAPEX projects when required • Conduct operational audits and ensure compliance issues are resolved in a timely manner • Prepare monthly reports on property performance, risks, operational issues and improvement initiatives • Identify opportunities to improve revenue, reduce costs and enhance operational efficiency • Prepare and manage annual OPEX and routine CAPEX budgets • Monitor expenditure, report budget variations and ensure costs remain within approved limits • Lead, coach and develop the mall operations team while driving accountability, collaboration and continuous improvement Requirements: • Bachelor’s degree in Business Administration, Real Estate, Facilities Management or a related field • Minimum 7 years of experience in shopping mall, retail property, commercial property or mixed-use asset operations • Proven experience managing tenants, contractors, service providers and property operations teams • Strong knowledge of facilities management, fit-out, maintenance, security, cleaning and health and safety requirements • Experience managing OPEX, CAPEX, budgets, vendor contracts and operational reporting • Strong stakeholder management, communication, problem-solving and leadership skills • Ability to manage multiple properties and operational priorities • Proficiency in Microsoft Office and property management systems • Experience with Yardi or similar property management systems would be an advantage Key Competencies: • Team leadership and people management • Tenant and customer orientation • Operational planning and execution • Budgeting and cost control • Vendor and contract management • Health, safety and compliance • Quality and performance management • Analytical and problem-solving skills Candidates with direct experience in shopping mall operations, retail properties or commercial real estate portfolios will be strongly preferred Show more Show less
