Job Summary The Senior Project Delivery Manager oversees the full execution of the luxury residential development project from inception and pre-construction through to customer handover and close out, acting as the key link between the project site, consultants, contractors, and internal and external stakeholders. In addition to technical and construction delivery oversight, the role assumes broad leadership and project/construction delivery management responsibilities to ensure timely delivery, budget control, safety and quality assurance, and alignment with MERED’s ultra-luxury standards whilst fostering a culture of collaboration, teamwork and innovation. Key Responsibilities Project and Construction Delivery: • Lead and manage the development across the entire project lifecycle, ensuring delivery within budget, to safety and quality standards, and timeline. • Drive a strong awareness of traditional and new design methodologies and construction techniques, including industrial manufacturing. • Provide leadership in safety and quality management, ensuring best practices and compliance. • Oversee and input into the end-to-end procurement and contract management, from market engagement to contract administration and final account closure. Strategic Leadership: • Develop and execute a strategic roadmap in alignment with Mered’s vision and values. • Build and manage high-performance, integrated teams within the client organization, adhering to client policies and processes. • Represent and champion Mered within the project and broader stakeholder landscape. Stakeholder Management: • Cultivate strong and well-developed stakeholder management skills, balancing expectations and fostering collaboration in an environment of competing companies. • Influence and impact decision-making processes, ensuring alignment with project goals. Innovation and Problem-Solving: • Leverage experience and knowledge to provide value-added solutions and innovative approaches to complex challenges. • Promote principles of risk management and appropriate treatments and Six Sigma methodologies to enhance the management of risk and operational efficiencies. Long-Term Activities: • Bring alive the Consultants and Contractors’ strategy, including the procurement roadmap enabling contract awards. • Drive strategic procurement initiatives, particularly in MEP and special systems. • Provide general advice on specific delivery issues, such as Constructability, Engineering, Systems, and Testing & Commissioning (T&C). Operational Excellence • Drive efficiency and profitability for Mered in support of current and future opportunities. • Be an active role model of safety and quality and promote a culture of care and excellence. General • Act as the Client’s Point of contact on-site, representing the company in all day-to-day project operations, stakeholder communications, technical decisions, and program and construction management—ensuring seamless execution of the company’s development vision. • Take responsibility for the execution and monitoring of the project master schedule, overseeing critical path activities and proactively resolving bottlenecks across all work fronts. • Lead all site-level decision-making, interfacing daily with the Consultants and Contractors, while aligning with the strategic objectives of the Executive Management team. • Coordinate with the consultants to lead all monthly and weekly progress meetings, technical coordination meetings, and task force/workshop sessions with internal and external parties. • With the consultants, ensure that all procurement, long lead items, shop drawings, and authority approvals are aligned with the schedule and proactively track their timelines with the planning department to avoid execution delays. • With the consultants, review and assess contractor’s programs, lookahead plans, recovery schedules, and mitigation plans; work with the consultants to reject or revise key plans that do not meet MERED's standards or fail to support critical milestones. • Ensure the consultants, monitor and supervise site works for full scope of disciplines. • Take charge of ensuring the facilitation of consultants and contractors for all government authority co-ordinations, ensuring that their submissions, site inspections, approvals, and NOCs are prepared and executed on time. • Maintain direct oversight with the consultants and contractors of all project design coordination activities, ensuring all site conditions, RFI responses, and consultant instructions are technically reviewed, confirmed, and closed in collaboration with the design team and consultants. • Represent the Developer in all commercial and contractual coordination together with commercial team and consultants by: • Evaluating technical claims, cost implications, and time extension requests. • Providing technical input to Contracts/Legal for variation orders, claims rebuttals, and scope clarifications. • Assessing additional work justifications and holding the Contractor accountable for scope performance. • Take full leadership of QA/QC implementation with our consultants and QA/QC Manager to ensure, approved method statements and ITPs are in place, review and close out of NCRs and ensure rectifications with zero recurrence, ensure approved material submittals, shop drawings, and as-built records are in place. • Support planning department for internal monthly and weekly reporting to Executive Management, including progress dashboards, milestone tracking, risk registers, productivity comparisons, and KPI compliance reviews. • Oversee cost control interfaces with the commercial team and consultants by tracking site quantities, abortive works, unexecuted scope, and opportunities for value engineering or savings through optimization. • Support the tendering process by overseeing with the consultants the preparation and coordinating technical evaluations, organizing site visits for bidders, reviewing PTC’s, technical submissions and providing input on contractor selection in coordination with the Commercial and Design teams. • Support the Marketing team by preparing monthly construction progress updates, facilitating site readiness for content creation activities (photoshoots, videography, walkthroughs), and coordinating materials that reflect the company’s culture, particularly in health, safety, and environmental standards. • Drive logistics and construction phasing strategies with the consultants and contractors. • Coordinate with the Contractor and Engineer to uphold a high standard of HSE culture across the project, ensuring compliance with UAE regulations and MERED’s internal safety policies, promoting a well-managed construction environment. • Facilitate with the consultants and contractor’s pre-handover activities including testing and commissioning, authority handover, DLP coordination, and unit inspections aligned with project branding and customer satisfaction goals.
