Senior Project Engineer / Assistant Project Manager – Luxury Real Estate Development Location: Dubai, United Arab Emirates (On-site) Employment Type: Full-Time, Permanent Industry: Luxury Real Estate Development About the Role We are looking for a high-caliber Senior Project Engineer / Assistant Project Manager with strong main-contractor or developer-side execution experience in the UAE. In this role, you will serve as a pivotal link between consultants, contractors, and internal leadership. You will oversee day-to-day site operations, coordination, quality assurance, and project handovers across luxury residential packages (master-planned villa communities and high-end towers). Key Responsibilities Site Operations & Project Execution • Oversee daily site progress across structural works, architectural finishes, MEP, and hardscape packages. • Ensure strict compliance with approved shop drawings, project specifications, and local authority mandates. • Conduct routine site walkthroughs to monitor contractor efficiency, resource allocation, and progress against baseline schedules. Consultant & Contractor Management • Coordinate daily operations with main contractors, MEP/architectural consultants, and specialist sub-contractors. • Expedite technical reviews of RFIs, shop drawings, material submittals, and method statements to prevent execution delays. • Lead snagging, defects liability rectification, and consultant-led inspections. Commercial & Cost Control • Track contract variations, claims, and submittals; maintain updated logs and impact assessments. • Evaluate monthly progress valuation applications and percentage-of-completion reports for commercial sign-offs. • Ensure all site activities and variation orders align strictly with package budgets. Authority Approvals & Handovers • Liaise with local authorities and utility providers to secure NOCs, building permits, and completion certificates. • Enforce rigorous Health, Safety, and Environment (HSE) protocols on-site. • Lead project close-out and handovers to Facilities Management and Customer Care teams, including complete O&M manuals and warranty packages. Candidate Requirements • Education: Bachelor’s Degree in Civil Engineering or Architectural Engineering from a recognized university. • Experience: 8–12 years of hands-on site management experience in the UAE real estate sector (Main Contractor or Developer background preferred). • Track Record: Proven delivery of large-scale residential projects (master-planned villa developments or luxury residential towers). • Technical Proficiency: Primavera P6, AutoCAD, MS Project, and advanced Excel. • Industry Knowledge: Deep familiarity with UAE building codes, local authority NOC workflows, and FIDIC contracts. • Communication: Exceptional site leadership, negotiation skills, and fluent written and verbal English.
