Job Title Business Development Manager – Bespoke Residences & Holiday Homes Reporting To General Manager Role Purpose The Business Development Manager is responsible for driving portfolio growth, revenue generation, and strategic partnerships for Bespoke Residences & Holiday Homes. The role focuses on acquiring new property owners, expanding managed inventory, negotiating management agreements, and identifying growth opportunities across short-term rental, serviced apartments, and holiday homes segments. The ideal candidate combines strong sales capability, real estate market knowledge, financial acumen, and relationship-building expertise. Key Responsibilities 1. Portfolio Growth & Property Acquisition • Identify and secure new property listings (apartments, villas, branded residences) • Build relationships with individual landlords, developers, investors, and brokers • Present Bespoke’s management model, ROI structure, and value proposition • Negotiate and close property management agreements • Ensure growth targets in terms of units signed and revenue potential 2. Revenue & Market Strategy • Conduct market research to identify high-demand areas and property types • Analyze short-term rental trends, ADR, occupancy, and yield potential • Prepare ROI projections and performance estimates for potential clients • Identify expansion opportunities in new communities or segments • Support pricing strategy alignment with Revenue & Operations teams 3. Client Relationship Management • Maintain strong, long-term relationships with property owners • Act as primary contact during onboarding phase • Ensure smooth handover to Operations team post-contract signing • Handle client negotiations, objections, and commercial discussions • Represent the brand in meetings, networking events, and exhibitions 4. Commercial Negotiation & Contracting • Draft and negotiate management agreements and commercial terms • Ensure contracts comply with UAE regulations (DTCM, RERA, etc.) • Collaborate with Legal and Finance for documentation and approvals • Protect company margins while remaining competitive in the market 5. Partnership Development • Build partnerships with: • Real estate brokers • Developers • Corporate relocation agencies • Investment advisors • Explore B2B opportunities to increase inbound inventory 6. Reporting & Performance Tracking • Maintain CRM pipeline and accurate sales forecasting • Track signed units, revenue projections, and conversion rates • Provide weekly and monthly performance updates to management • Analyze lost deals and adjust acquisition strategies accordingly Key Performance Indicators (KPIs) • Number of new units signed per month • Revenue value of signed contracts • Conversion rate from lead to signed agreement • Portfolio growth % • ROI margin per acquired unit • Owner retention rate Qualifications & Experience • Bachelor’s degree in Business, Real Estate, Hospitality, or related field • 3–7+ years experience in: • Holiday homes / short-term rental sector • Real estate brokerage • Property management • Hospitality sales or development • Strong understanding of Dubai property market • Proven track record in sales and deal closures • Existing network of property owners or brokers preferred Skills & Competencies • Strong negotiation and closing skills • Commercially driven and target-oriented • Excellent presentation and communication skills • Financial literacy (ROI, yield, margins, projections) • Relationship-building and networking capability • Self-motivated with entrepreneurial mindset Show more Show less
