Commercial Construction Manager Role Overview The Commercial Construction Manager is responsible for managing the commercial and contractual performance of Swank Development’s projects, ensuring effective cost control, procurement, contract administration, and financial governance throughout the project lifecycle. The role works closely with the Projects, Design, Procurement, Finance, and Legal teams to deliver high-quality luxury developments within the approved budget and timeline. Key Responsibilities • Manage project budgets, cost planning, and financial reporting. • Lead tendering, contractor selection, and contract negotiations. • Review and manage variations, claims, and final accounts. • Monitor procurement activities and ensure value for money. • Certify contractor payments and maintain cost control. • Identify commercial risks and implement mitigation strategies. • Support value engineering while maintaining Swank’s quality standards. • Ensure contractual compliance and coordinate with Legal on commercial matters. • Prepare regular commercial reports for management. Qualifications & Experience • Bachelor’s Degree in Quantity Surveying, Civil Engineering, or Construction Management. • Professional certification (MRICS, PMP, or equivalent) is an advantage. • Minimum 10 years of commercial management experience, including luxury residential or villa developments in the UAE. • Strong knowledge of FIDIC contracts, procurement, cost management, and UAE construction practices.
