Job Title: Commercial Director (Branded Residences Development) Location: Dubai, UAE About the role: We are partnering with a leading real estate developer to appoint an experienced Commercial Director for a prestigious luxury branded residences development in the UAE. This is a strategic leadership opportunity to oversee all commercial and contractual aspects of a landmark waterfront project. The successful candidate will be responsible for managing procurement, contracts, cost control, and commercial risk throughout the project lifecycle, ensuring successful delivery within budget while maintaining the highest quality standards required for luxury branded developments. Key Responsibilities: • Lead the commercial function from pre-construction through project handover. • Develop and implement commercial strategies to maximise value and control costs. • Manage procurement, tendering, contract negotiations, and contractor selection. • Oversee project budgets, cost planning, cash flow forecasting, and financial reporting. • Administer construction contracts, variations, claims, and dispute resolution. • Drive commercial risk management and ensure contractual compliance. • Lead quantity surveying, valuations, final accounts, and cost control processes. • Manage and mentor the commercial team while collaborating with consultants, contractors, and stakeholders. Required Qualifications and Experience: • Bachelor’s degree in Quantity Surveying, Construction Management, Engineering, or related field • Minimum 15+ years of commercial management experience in real estate development • Proven track record managing commercial functions for high-end residential and/or hospitality projects in the UAE or GCC region • Extensive experience with branded residences or luxury hotel developments • Strong understanding of procurement processes for developments with hospitality operators (Fairmont or similar luxury brands) • Expert knowledge of construction contracts (FIDIC, JCT, or similar) • Demonstrated experience managing project budgets exceeding AED 500 million • Thorough understanding of the UAE construction market, procurement practices, and contractual frameworks • Strong financial and commercial acumen • Fluency in English (written and verbal) Highly Preferred Qualifications: • MRICS/RICS Chartered or equivalent professional qualification. • Experience with Fairmont or other luxury hospitality brands. • Experience on waterfront or island developments. • Knowledge of hospitality FF&E and OS&E procurement.
