Senior Quantity Surveyor

Location: Dubai, UAE Project Type: Building Construction & Luxury Villas Experience: 10+ Years Employment Type: Full-Time Working Hours: 48 Hours per Week | 6 Days per Week We are seeking an experienced Senior Quantity Surveyor (SQS) to join our Construction Supervision team in Dubai. The successful candidate will be responsible for managing all quantity surveying and commercial aspects of prestigious building and luxury villa projects from pre-contract through post-contract stages. The ideal candidate should have strong UAE consultant experience, excellent contract administration skills, and a proven track record of delivering high-quality projects Key Responsibilities: • Manage all quantity surveying and commercial activities for building and luxury villa projects. • Review contractor payment applications and prepare interim payment certificates. • Evaluate variations, claims, change orders, and extension of time submissions. • Prepare cost estimates, BOQs, tender documents, and cost reports. • Monitor project budgets and ensure effective cost control throughout the project lifecycle. • Conduct quantity take-offs and verify measurements in accordance with project specifications. • Review contractual documents and administer contracts in accordance with FIDIC conditions. • Assess contractor claims and recommend appropriate commercial resolutions. • Coordinate with Project Managers, Resident Engineers, Architects, and other disciplines to ensure commercial compliance. • Attend progress meetings and provide commercial advice to the project team. • Prepare monthly commercial reports, cash flow forecasts, and cost analysis. • Ensure compliance with client requirements, company standards, and contractual obligations. • Support final account negotiations and project close-out activities. Requirements: • Bachelor's Degree in Quantity Surveying, Civil Engineering, or a related discipline. • Minimum 10 years of experience in Quantity Surveying. • Minimum 5 years of UAE experience with engineering consultancy or construction supervision projects. • Strong experience in high-rise buildings, residential developments, and luxury villa projects. • Sound knowledge of FIDIC Contracts, contract administration, cost management, and commercial procedures. • Experience in valuation of variations, claims assessment, and final accounts. • Excellent understanding of BOQ preparation, quantity take-offs, and cost estimation. • Proficiency in Microsoft Office, AutoCAD, CostX, CCS Candy, or similar QS software. • Excellent analytical, negotiation, and communication skills. • Ability to manage multiple projects and work under tight deadlines.
