Strategic Manage with the Chief Portfolio Officer to shape the department's structure, staffing and strategic planning to ensure that the department continually delivers on Miral's mandate; Drive change, when necessary, by leading required transformation in approach, process and capability, while achieving buy-in from others about the process of implementation, to facilitate a smooth transition; Participate in the Department strategy formulation exercise by providing inputs on Asset Management, ensuring goals and objectives are incorporated in the overall strategy; Lead the execution of the Asset Management strategy in consultation with key stakeholders, understand current real estate return trends, economic conditions and regularly review business needs in order to maximize business growth; Operational Oversee the review value enhancement plans for each asset class and prioritize investment opportunities for value creation while setting portfolio strategy and asset sweating targets; For each asset assigned, ensure the prescribed guidelines from Management, policies and procedures are properly implemented; Advise on new or proposed asset acquisition opportunities, and potential joint venture opportunities; seek approval from the Chief Portfolio Officer and Board and coordinate with the relevant teams to manage and own the processes - JVs, acquisitions; Manage Sales & Leasing Strategies, outsourced suppliers and weekly, monthly and annual reports or any other tasks deemed necessary; Ensure developments are focused on end-users' needs (e.g. investors, tenants & operators) to limit commercial and operational risks; Oversee that the conduction of early negotiations with Anchor Tenants and/ or operators to secure the project; Participate in the selection of operators, communication of the performance targets for operators; management and monitoring the operators performance and recommend the removal of operators, where required; Provide architectural and MEP design guidelines/ reviews; Review and report asset performances to Chief Portfolio Officer on a regular basis or as required; Foster a collaborative team culture by encouraging cross departmental interactions, resolving conflicts and rewarding team work to create a seamless work culture; People Provide direction/guidance and motivate subordinates across the team to enhance performance and produce quality work; ensure that subordinates are continuously developed for higher levels; Prepare performance evaluation and appraisal reports of direct reports to assess subordinates productivity and progress and identify training needs of team
