Senior Project Manager

Role Description This full-time, on-site Senior Project Manager role is based in Riyadh, Saudi Arabia, and focuses on luxury residential villa projects. The Senior Project Manager leads high-end villa developments from initiation through handover, making sure they are delivered on time, within scope, within budget and to premium quality standards. Daily responsibilities include building project plans and schedules, coordinating with consultants, interior designers, subcontractors and suppliers, and managing the civil, structural, MEP and high-end finishing works. The role also covers procurement and expediting of premium and imported materials, site inspections, cost control, variation orders and progress payments. The Senior Project Manager manages communication with the client and stakeholders, prepares regular progress reports, identifies and reduces risks, and oversees snagging, testing and final handover. Qualifications • Bachelor’s degree in Civil Engineering; PMP or PRINCE2 certification is an advantage. • Minimum 13 years of experience in construction project management, including proven experience delivering luxury villa projects. • Valid membership of the Saudi Council of Engineers (SCE). • Strong skills in project planning, scheduling, risk management and stakeholder communication. • Hands-on experience managing subcontractors across structure, MEP and luxury finishing works (stone, joinery, facades, landscaping, smart home systems). • Expediting skills: following up on procurement, coordinating with local and international vendors, and making sure materials arrive on time. • Inspection skills: checking that work meets drawings, specifications, the Saudi Building Code and municipality requirements, with strong attention to finishing detail. • Good knowledge of BOQs, cost control, variation orders and progress invoicing. • Proficiency in Primavera P6 or MS Project, AutoCAD (for reviewing drawings) and MS Office. • Strong written and verbal communication skills in English; Arabic is preferred. • Ability to work full-time on-site, lead diverse teams, deal with high-profile clients, and maintain high safety and ethical standards.
