Position Overview: The Head of Properties is responsible for the management of all properties and assets within the Kingdom of Saudi Arabia, ensuring private residences, farms and the seasonal camp are maintained and operated to five-star luxury service delivery, safety and discretion standards, in line with the standards set by the Director of Private Office Local. The role directly manages two Property and 1 camping Managers responsible for ensuring the day to day operations for properties and assets under management across three locations in Saudi Arabia. The Head of Properties sets and governs the standards, budgets and policies that apply across the entire portfolio, while each Property Manager operates as the on-site operations for their properties responsible for ensuring every operational department (Food & Beverage, Housekeeping, Laundry, Logistics, Drivers and Vehicles, hard and soft facilities Maintenance, Groundskeeping, and on-site Security and IT liaison) runs smoothly and delivers consistent five-star luxury service. Roles and Responsibilities: Properties Strategy & Standards: ● Set and maintain property management standards across all properties, in line with the five-star luxury service delivery standard set by the Director of Private Office Local ● Develop annual maintenance and CAPEX plans for each property, including construction, renovation and major project work ● Ensure consistent quality and service standards across the property portfolio Property Portfolio Oversight: ● Oversee the two Property Managers to ensure properties are always maintained, efficiently staffed and operated to the highest standard, always ready for occupation at a moment's notice. ● Review property condition and maintenance reports regularly, recommending maintenance, upkeep and reconditioning work for the Director of Private Office Local's final approval ● Collaborate with the Projects Manager on construction, renovation and major project work across the property portfolio, from planning through to completion, ensuring delivery to five-star luxury standards, on time and within approved budget Seasonal Camp Oversight: ● Oversee the Camping Manager's dual role — seasonal camp operations and off-season support at the Riyadh main residence ● Ensure the camp is properly mobilised and prepared ahead of each season, and that Riyadh residence support remains seamless when the camp is not in use Team Management: ● Lead, develop and support the Property Managers and Camping Manager ● Ensure appropriate staffing and succession planning across all properties ● Champion a culture of confidentiality and compliance among all property-based staff, consistent with Private Office Local standards Coordination, Compliance & Emergency Readiness: ● Coordinate with Administration and Procurement on facilities and vendor needs across all properties, including outsourced providers such as Technology/IT and Security ● Coordinate with the CSO and Security Supervisor – KSA on property security matters ● Ensure compliance with local regulations and safety standards across all properties ● Ensure all property-related procurement and administrative approvals follow the approval matrices established by the Director of Private Office Local Act as the property-level point of contact for emergency situations, escalating immediately to the Director of Private Office Local in line with the division's emergency preparedness plans Academic / Professional Qualifications: ● Bachelor's degree in Facilities Management, Property Management, Hospitality Management, or a related field A recognised property/estate management certification (e.g., IWFM, RICS, or an equivalent facilities/estate management qualification) is preferred Relevant Experience: ● Minimum 8 years in senior property, estate or facilities management, ideally across multiple luxury residences or a private household environment ● Backgrounds in VVIP, head-of-state estate management, ultra-luxury resort operations, or multi-site private estate management are especially well aligned with this role ● Experience managing distributed teams across multiple sites Fluency in Arabic and English Job Competencies: Technical: ● Property and facilities management ● Budget and CAPEX planning ● Construction and renovation project management ● Vendor management ● Security coordination ● Estate technology and smart-home/security-integrated systems awareness Personal Competencies: ● Discretion and ● Strong leadership across distributed sites ● Proactive ● Calm under pressure Show more Show less
