Investment Director - Real Estate

We are seeking an Investment Director to lead origination, execution, and portfolio value creation for our growing real estate fund based in Doha. The role will drive the full investment lifecycle across income-producing assets and development opportunities in Qatar and the wider GCC, partnering closely with asset management, finance, and investor relations to deliver superior risk‑adjusted returns. Key Responsibilities • Strategy and Leadership • Define and refine the fund’s investment strategy, target sectors (office, residential, logistics/industrial, hospitality, retail, mixed-use), and return profiles across core, core+, value-add, and select development. • Build and lead a high-performing investment team; instill best-in-class governance, process discipline, and data-driven decisioning. • Deal Sourcing and Execution • Source proprietary and intermediary-led opportunities in Qatar and the GCC; cultivate relationships with developers, owners, operators, brokers, and lenders. • Lead underwriting: market analysis, business plans, cash flow modeling, capex plans, sensitivity/scenario analyses, and valuation. • Drive end-to-end execution: due diligence (technical, legal, environmental), financing, JV structuring, negotiations, and IC materials through closing. • Portfolio and Asset Value Creation • Partner with asset management on leasing, repositioning, development oversight, ESG enhancements, and exit planning to maximize NOI and IRR. • Monitor KPIs at asset and portfolio level; proactively manage risks and optimize hold/sell decisions. • Capital Formation and Stakeholder Management • Support fundraising and co-investor dialogues; contribute to PPMs, DDQs, data rooms, and investor reporting. • Maintain relationships with lenders and capital partners; evaluate and secure optimal debt structures. • Governance, Risk, and Compliance • Ensure adherence to local regulations and best practices, including QFC/QFMA and applicable IFRS reporting in coordination with Finance. • Champion robust IC processes, third‑party diligence, and ESG integration. Qualifications • 18+ years of real estate private equity, investment banking, or principal investing experience, with a strong track record leading acquisitions and/or developments in MENA; GCC experience strongly preferred. • Demonstrated success sourcing and closing transactions across multiple asset classes; hands-on DD and execution leadership. • Advanced financial modeling and valuation skills (Argus/Excel); deep understanding of capital structures, JV terms, and development feasibility. • Strong understanding of capital markets and wider investment products • Excellent investment memo writing and IC communication skills; confident presenter with executive presence. • Bachelor’s degree in Finance, Economics, Real Estate, Engineering, or related; MBA, MSc Real Estate, or CFA/CAIA preferred. • Fluency in English required; Arabic proficiency strongly preferred.
