About the role

Dubai, UAE | Permanent | Full-Time A Dubai-based interior fit-out and specialist contracting company is seeking an experienced, hands-on Project Manager to take ownership of the day-to-day technical, operational and profitable delivery of multiple projects. Reporting directly to the Managing Director, the successful candidate will be responsible for ensuring all projects are properly planned, resourced, technically coordinated and delivered from award through completion and handover in accordance with programme, budget and quality requirements. This is a hands-on project delivery role, not an office-based project management position. We are looking for a calm, decisive and accountable professional who can lead project and site teams, manage multiple projects simultaneously, represent the company with clients, consultants and main contractors, and resolve routine operational and technical matters independently. Key Responsibilities • Take responsibility for the technical, operational and profitable delivery of multiple projects from award through completion and handover. • Report directly to the Managing Director on project performance, programme, resources, risks and key issues. • Plan and manage multiple projects simultaneously, ensuring delivery in accordance with agreed programmes and budgets. • Prepare and maintain project programmes, resource plans and look-ahead schedules. • Lead the project and site delivery teams, with Site Engineer(s) reporting directly to the Project Manager and Supervisors and Foremen reporting through the Site Engineer(s). • Act as the company's principal day-to-day project representative with clients, consultants and main contractors. • Take ownership of day-to-day project communications, correspondence, meetings, coordination and follow-up. • Attend client, consultant, main contractor, progress, technical and coordination meetings and ensure actions are recorded, assigned and closed. • Review and respond promptly and professionally to project correspondence, RFIs, site instructions and project-related communications, escalating significant contractual or commercial matters where required. • Coordinate design, procurement, production, site teams and subcontractors. • Ensure drawings, approvals, materials, manpower, plant, access requirements and installation activities remain aligned with project completion dates. • Plan and manage manpower and other resources effectively across multiple live projects. • Plan and control project material and inventory requirements in accordance with approved drawings, BOMs, project programmes and budgets. • Coordinate project material requirements against available inventory before initiating additional procurement. • Ensure materials are ordered at the correct time and in the correct quantities, avoiding shortages, premature purchasing, over-ordering, unnecessary stock and waste. • Manage the allocation and movement of labour, materials, equipment and other resources between projects to maximise utilisation without compromising project delivery. • Take responsibility for the profitable operational delivery of projects through effective planning, productivity control, material control, waste reduction, rework prevention and coordination with the QS. • Monitor project budget against operational performance, including labour hours, productivity, material consumption, wastage, subcontractor resources and outstanding requirements. • Identify potential cost overruns, programme slippage, rework, excess material usage and resource inefficiencies early and implement corrective action. • Lead technical discussions with clients, consultants and main contractors. • Review drawings for constructability and coordinate RFIs, technical submissions, approvals and site requirements. • Inspect projects regularly for progress, quality, productivity and safety. • Lead, manage and develop Site Engineers, Supervisors and Foremen. • Monitor labour productivity, material usage, delays, rework and other operational risks. • Coordinate with the design team to ensure the BOM accurately reflects approved drawings and project requirements. • Coordinate with the QS to align the BOQ, BOM, procured materials and installed quantities, helping prevent over-ordering, waste and project losses. • Provide accurate site progress, quantity and project information to the QS. Formal commercial control and administration remain the QS's responsibility. • Ensure variations, additional works, delays and other potential commercial events are identified promptly and supported by accurate project records for review by the QS and Managing Director. • Identify programme and project risks early and take corrective action before they affect completion or profitability. • Prepare and implement acceleration or recovery plans where required. • Drive quality and Right First Time delivery, minimising defects, snagging and rework. • Manage project completion, snagging, handover and close-out. • Lead weekly project and operational meetings and provide concise, accurate reports to the Managing Director. • Take ownership of day-to-day project decisions and successful project completion. Requirements Degree or diploma in Civil Engineering, Architecture, Construction Management or a related field. PMP or equivalent recognised project management qualification is desirable. Minimum 7–8 years' relevant construction or interior fit-out experience, including at least 4–5 years in the UAE. Proven Project Manager experience managing multiple projects and site teams simultaneously. Strong practical knowledge of interior fit-out installation and construction methods. Strong technical coordination, project planning, programming and resource-allocation capability. Ability to understand and coordinate drawings, BOQs, BOMs, procurement requirements, inventory and site installation. Experience managing clients, consultants and main contractors and representing the company in project meetings. Experience in specialist interior trades is advantageous. Strong leadership, communication, judgement and problem-solving ability. Commercially aware, with a clear understanding of project budgets and how productivity, material control, inventory, rework, waste and delays affect project profitability. Able to remain composed under pressure, make decisions independently and take ownership of results. Proficient in Microsoft Office and project-planning tools. Valid UAE driving licence is required. Must currently be based in the UAE and available for an in-person interview and practical assessment. Salary Starting from AED 10,000 per month. The final offer is negotiable and will depend on relevant UAE interior fit-out experience, technical capability, project management experience, leadership capability and practical-assessment results. How to Apply Applicants should provide the following with their application: Current UAE location. Notice period and earliest joining date. Current salary and minimum expected salary.
