As part of its continued expansion in Abu Dhabi, MERED is developing a major mixed-use project in collaboration with internationally recognized design and engineering partners. Key Responsibilities 1.Project Coordination: • Take day-to-day responsibility for the coordination and progression of the project under the direction of the Project Director. • Assist in planning, scheduling and execution across all key development workstreams. • Develop, maintain and monitor project programmes, key milestones, dependencies and critical activities. • Coordinate internal teams including Design, Commercial, Finance, Legal, Sales and Marketing. • Coordinate external architects, engineers, consultants, contractors, suppliers and other project stakeholders. • Track agreed actions and ensure timely follow-up by responsible parties. • Identify potential delays, interface issues and delivery constraints at an early stage and propose mitigation measures. • Support the Project Director in maintaining alignment between design ambitions, commercial objectives, regulatory requirements and delivery strategy. • Represent the Project Director in coordination meetings when delegated to do so. 2.Design Management: • Coordinate architectural, structural, MEP, landscape, interior design and specialist consultant teams. • Monitor design deliverables against agreed programmes and contractual obligations. • Coordinate design information between disciplines and identify technical conflicts or gaps. • Organise and participate in design reviews, technical workshops and coordination meetings. • Ensure that decisions, comments and required actions are properly recorded and implemented. • Coordinate design information required for authority submissions, tendering and construction. • Support value engineering exercises while protecting the approved design intent, product quality and positioning. • Assess the potential impact of design changes on programme, budget, constructability and end-product quality. • Support coordination between the different uses and components of the mixed-use development to ensure proper integration of architecture, engineering, operations and customer experience. 3. Authorities, Permitting and Approvals: • Coordinate the preparation, submission and follow-up of documentation required for project approvals. • Maintain an integrated tracker covering authority submissions, permits, NOCs and other regulatory requirements. • Coordinate consultants' responses to authority and stakeholder comments. • Monitor approvals against the overall project programme and identify potential risks or delays. • Support communication and meetings with Abu Dhabi authorities, master developers, infrastructure stakeholders and other relevant parties. • Ensure that regulatory requirements and approval conditions are properly incorporated into the project. 4. Procurement and Tender Management: • Support development and implementation of the procurement strategy together with the Commercial Department. • Coordinate technical information and scopes required for consultant, contractor and specialist tenders. • Participate in tender clarification meetings, technical evaluations and recommendation processes. • Support the preparation and review of scopes of work and consultant or contractor responsibilities. • Monitor critical procurement activities and long-lead items against the project programme. • Coordinate between design, commercial and delivery teams to ensure procurement packages are sufficiently developed and issued on time. 5. Construction and Site Coordination: • Support the transition of the project from design and procurement into construction. • Coordinate with contractors, supervision consultants and design teams during project execution. • Monitor construction progress against the approved programme and key milestones. • Participate in site meetings, progress reviews and technical workshops. • Identify construction issues requiring design, commercial or management intervention. • Coordinate the resolution of RFIs, design changes, technical interfaces and site constraints. • Support coordination between enabling works, main works and specialist contractors. • Monitor the implementation of agreed project decisions and corrective actions. 6. Commercial and Financial Management: • Support preparation and monitoring of the project budget. • Track commitments, expenditure, forecasts and potential cost variances together with the Commercial and Finance teams. • Monitor project spending against approved budgets. • Review the potential cost and programme implications of design changes, variations and alternative technical solutions. • Support value engineering and optimisation exercises. • Assist with financial models, feasibility studies and development scenarios where required. • Maintain commercial awareness when evaluating design and technical decisions. 7. Risk Management: • Maintain and regularly update the project risk register. • Identify design, technical, programme, regulatory, procurement, commercial and construction risks. • Propose practical mitigation measures and follow up on agreed actions. • Escalate material risks to the Project Director with clear analysis and proposed solutions. • Support compliance with applicable contractual, regulatory, health and safety and environmental requirements. 8. Documentation and Reporting: • Prepare regular progress reports, dashboards and presentations for the Project Director and senior management. • Report clearly on programme, design, approvals, procurement, construction, commercial matters and project risks. • Prepare briefing materials and presentations for management, shareholders and external stakeholders when required. • Ensure meeting minutes, decisions and actions are accurately recorded and followed through. • Provide concise analysis and recommendations rather than simply reporting outstanding issues.
