We are seeking a Construction / Project Manager – Fit-Out & Theming to join our team in Saudi Arabia and lead the delivery of fit-out, themed environments, and immersive guest experiences on a major entertainment development. About The Opportunity Lead the on-site delivery of complex fit-out and themed environments on a major entertainment project where design is substantially complete. This is a construction and delivery-focused role responsible for converting the approved creative vision and technical design into completed, high-quality, operational assets. Working closely with contractors, specialist vendors, consultants, intellectual property stakeholders, and operational teams, you will oversee installation, site coordination, quality assurance, testing, commissioning, and handover. You will ensure that themed features, specialist finishes, audiovisual and show systems, immersive environments, and interior fit-out packages are successfully integrated with the base build and MEP systems. The role will also protect the approved creative intent throughout construction, ensuring that the final installation achieves the required look, feel, quality, functionality, and guest experience. Key Responsibilities • Lead the on-site construction and delivery of fit-out, themed environments, immersive features, specialist finishes, and associated systems. • Manage contractors, subcontractors, and specialist vendors to ensure works are delivered safely and in accordance with the approved design, programme, budget, quality standards, and contractual requirements. • Drive daily site progress, proactively identifying and resolving issues that could affect installation, sequencing, access, quality, testing, or handover. • Coordinate interfaces between themed works, interior fit-out, audiovisual and show systems, MEP services, base-build packages, ride or attraction systems, and surrounding infrastructure. • Protect the approved creative intent and guest experience through the inspection of materials, samples, mock-ups, workmanship, and installed themed elements. • Coordinate the completion and implementation of remaining design information, technical submittals, shop drawings, RFIs, and site-driven design clarifications. • Manage intellectual property and licensed-brand approvals relating to materials, mock-ups, samples, fabrication, installation, and final acceptance. • Oversee inspections, factory acceptance tests, site testing, commissioning, snagging, defect resolution, and final quality acceptance. • Monitor delivery risks, contractor performance, change control, variations, and progress against key construction and handover milestones. • Lead operational readiness and handover activities, including training, as-built information, asset data, O&M manuals, warranties, commissioning records, and final close-out documentation Here's what you'll need • Minimum 10 years of construction or project management experience within client-side, programme management consultancy, major contractor, or specialist delivery environments. • Essential Theming Experience Demonstrable experience delivering themed attractions, immersive environments, entertainment destinations, visitor attractions, or similarly complex themed developments is mandatory. Candidates without relevant theming delivery experience cannot be considered. • Delivery Proven experience leading on-site construction, installation, testing, commissioning, snagging, and handover of complex fit-out and themed packages. • Technical Strong knowledge of themed construction, interior fit-out, specialist finishes, audiovisual and show systems, immersive environments, mock-ups, fabrication, installation, and quality assurance. • Project & Commercial Experience managing contractors, specialist vendors, construction programmes, procurement interfaces, change control, variations, risks, budgets, and project reporting. • Stakeholder Management Ability to coordinate contractors, consultants, creative teams, design authorities, intellectual property stakeholders, operators, and multidisciplinary technical teams. • Behavioral Strong site leadership, communication, decision-making, problem-solving, negotiation, and stakeholder management skills, with the ability to drive delivery in a fast-paced environment. • Education Bachelor’s Degree in Engineering, Architecture, Construction Management, Project Management, or a related discipline.
