About the role

Job Summary The Pricing Analyst is responsible for conducting market analyses, performing real estate valuations of the company's lands and real estate products, building and maintaining the comparable transactions database, and supporting the Pricing Supervisor in preparing pricing models and updating prices in line with the approved methodology. The role operates within the company's pricing policies and data confidentiality rules and complies with the Saudi Authority for Accredited Valuers (TAQEEM) and the International Valuation Standards (IVS). Role & Responsiabilities • Collect and update real estate market data, competitor prices, and comparable transactions, and maintain the market database. • Conduct land valuations using the approved methodologies (Market Comparison, Income, and Cost approaches) to feed pricing models. • Analyze factors influencing real estate value (location, zoning, infrastructure, optimal use) and prepare Highest and Best Use (HBU) reports. • Prepare inputs and assumptions for pricing models (costs, market factors, comparables) in line with the approved pricing methodology (AQA-STR-PRC-001). • Monitor daily and weekly market changes and alert the Pricing Supervisor of any material movement requiring price review. • Prepare the draft of the monthly price review (classifying lands as candidates to raise, lower, or remain stable) and submit it to the Pricing Supervisor. • Support pricing of new projects with initial analyses and feasibility studies before the Supervisor determines the final values. • Enter approved prices into the company's systems within the granted access privileges. • Track the performance of approved prices (realization rate, variances, impact on sales) and submit periodic reports to the Supervisor. • Document and archive pricing decisions, valuations, and supporting documents. • Coordinate operationally with the Sales, Marketing, and Finance departments on routine pricing inquiries. • Apply the Saudi Authority for Accredited Valuers (TAQEEM) standards and the International Valuation Standards (IVS) in all analyses. • Strictly comply with data confidentiality policies and refrain from accessing the minimum price as per the approved SOP. • Stay continuously updated on real estate regulations and specialized market reports.
