We are looking for a commercial leader to safeguard our developer entities against cost overruns, variations, and commercial risks. The Commercial Manager / Senior Quantity Surveyor will take end-to-end ownership of project financials, contractor valuations, interim payment certificates (IPCs), variation assessments, and final accounts. Key Responsibilities: • Cost Management & Control: Establish and monitor detailed project budgets, cash flow projections, and cost reporting models across all project stages. • Contract Administration: Administer FIDIC-based contracts with main contractors, sub-contractors, and engineering consultants. Valuations & IPCs: Independently review and verify monthly contractor payment applications, interim payment certificates (IPCs), and progress claims. • Variations & Claims: Evaluate contractor claims, variation orders, and extension-of-time (EOT) requests to protect developer cash flow and contractual positions. • Procurement & Tendering: Drive contractor tendering processes, bill of quantities (BOQ) reviews, commercial negotiations, and contract award drafting. Qualifications & Requirements: Education: Bachelor’s Degree in Quantity Surveying, Commercial Management, or Civil Engineering. Experience: 8–12 years of post-qualification experience in commercial management, cost consulting, or quantity surveying within the UAE real estate/construction market. Professional Accreditation: MRICS (Chartered Quantity Surveyor) status is strongly preferred. Contract Knowledge: In-depth knowledge of FIDIC conditions of contract (Red Book / Yellow Book) and UAE construction laws.
