Job Purpose The Project Manager is responsible for planning, executing, monitoring, controlling, and successfully delivering construction projects within the approved scope, budget, quality standards, and project schedule. The role ensures effective coordination between clients, consultants, subcontractors, suppliers, and internal departments while maintaining compliance with local regulations, company policies, and HSE requirements. Key Responsibilities Project Planning & Execution • Manage multiple construction projects from award to final handover. • Develop detailed project execution plans and work schedules. • Allocate manpower, equipment, and materials efficiently. • Ensure projects are delivered on time and within budget. • Monitor project progress against approved schedules. • Identify risks and implement mitigation plans. Client & Stakeholder Management • Serve as the primary point of contact for clients and consultants. • Attend project progress meetings. • Maintain positive client relationships. • Ensure prompt resolution of technical and contractual issues. • Coordinate approvals and inspections with consultants and authorities. Budget & Cost Control • Monitor project costs and productivity. • Review project budgets and forecasts. • Control material wastage and unnecessary expenses. • Review subcontractor and supplier payment applications. • Coordinate with the Cost Control and Finance departments. Team Leadership • Lead Project Engineers, Site Engineers, Supervisors, Foremen, and support staff. • Assign responsibilities and monitor performance. • Conduct regular site coordination meetings. • Mentor and develop project team members. • Promote teamwork and accountability. Contract Administration • Review contract requirements. • Ensure contractual obligations are fulfilled. • Identify variation orders and submit claims where applicable. • Maintain proper project documentation. • Coordinate with the Contracts Department regarding contractual matters. Procurement & Material Coordination • Coordinate procurement requirements. • Review material submittals. • Ensure timely delivery of construction materials. • Coordinate with suppliers and subcontractors. Quality Assurance • Ensure compliance with project specifications. • Monitor quality inspections and testing. • Resolve quality issues promptly. • Implement corrective and preventive actions. • Ensure successful project handover with minimal defects. Health, Safety & Environment (HSE) • Ensure full compliance with Local HSE regulations. • Promote a strong safety culture. • Conduct regular safety inspections. • Investigate incidents and implement corrective actions. • Ensure all work is carried out safely and responsibly. Project Reporting • Prepare weekly and monthly project reports. • Report project progress, delays, risks, and mitigation measures. • Present project status to senior management. • Maintain accurate project documentation and records. Qualifications • Bachelor's Degree in Civil Engineering. • Equivalency of Civil Engineering certificate. • PMP Certification is highly preferred. • Membership in a recognized professional engineering body is an advantage. Experience • Minimum 10–15 years of construction experience. • At least 5 years in a Project Manager position. • Experience managing Luxury Villa projects. • Local construction experience is highly preferred.
