We are a building contracting company in Dubai seeking an experienced and highly practical Construction Project Manager to take full responsibility for the execution and delivery of a new G+8 residential building project. This is a hands-on, site-based leadership role. It is not suitable for candidates whose experience is limited to office coordination, documentation, reporting, or consultant-side supervision. The selected candidate must take genuine ownership of the project, maintain a strong daily presence on site, identify technical and execution problems proactively, and represent the contractor professionally and confidently in all dealings with the consultant, client, subcontractors, and authorities. Key Responsibilities • Take full responsibility for the project from initial mobilization through execution, completion, and handover. • Study the contract documents, drawings, specifications, BOQ, and authority requirements in detail before and during execution. • Identify drawing discrepancies, coordination conflicts, missing details, technical risks, and constructability issues before they affect site progress. • Maintain a daily site presence and regularly inspect the quality, progress, sequencing, manpower, materials, and subcontractor performance. • Lead the practical execution of RCC structure, waterproofing, blockwork, plastering, finishes, and associated building works. • Coordinate MEP requirements before and during civil and finishing works to avoid clashes and rework. • Lead meetings and technical discussions with the consultant and client. • Evaluate consultant instructions technically and contractually, and respond professionally when requirements are incorrect, impractical, outside the agreed scope, or unsupported by the contract documents. • Prepare and follow up on RFIs, material submittals, method statements, inspections, shop drawings, subcontractor approvals, and authority requirements. • Develop and monitor construction programmes, look-ahead plans, procurement schedules, and recovery actions. • Ensure that site problems are addressed immediately and not allowed to remain unresolved. • Control variations, delays, material wastage, rework, and other risks affecting project cost or completion. • Coordinate snagging, testing, authority inspections, handover, and project close-out. • Report clearly and regularly to company management. Mandatory Requirements • Degree in Civil Engineering. • Proven UAE experience with a building contractor, managing building construction projects. • Strong contractor-side execution experience on G+8 or higher building projects. • Strong practical knowledge of structural, architectural, finishing, waterproofing, and MEP coordination works. • Ability to read and critically review construction drawings, specifications, BOQ, and contractual requirements. • Ability to identify real technical, quality, coordination, and progress issues during a site inspection. • Strong leadership skills with the ability to manage engineers, foremen, subcontractors, labour, and suppliers. • Confident communication and negotiation skills when dealing with consultants and clients. • Arabic communication ability is required, with workable professional English. • Must currently be available in the UAE and able to attend an in-person interview in Dubai. Preferred • Dubai Municipality approval such as G+4 or G+12. • UAE driving licence. • Experience completing at least one UAE building project from mobilization through final handover. • Ability to join within a short notice period. Important Note This vacancy is intended for a practical and proactive Project Manager, not an office-based coordinator. Shortlisted candidates will be required to complete a practical technical assessment. This may include reviewing selected project drawings, identifying technical and coordination risks, explaining actual site execution methods, and conducting a site inspection followed by written observations and corrective recommendations.
