Position Summary The Operations Manager is responsible for planning, directing, and controlling the day-to-day operations of the Company's self-owned property portfolio, ensuring that all residential, commercial, retail, and mixed-use properties are operated efficiently, safely, and in compliance with UAE regulations. Key Responsibilities Property Operations • Oversee the daily operations of all company-owned properties. • Ensure all properties are maintained to the highest operational, safety, and aesthetic standards. • Develop, implement, and continuously improve Standard Operating Procedures (SOPs). • Conduct routine property inspections and operational audits. • Monitor property performance and recommend initiatives to improve operational efficiency and asset value. • Ensure common areas, amenities, parking facilities, and building services remain fully operational. Tenant Relations • Ensure excellent customer service and tenant satisfaction. • Oversee tenant onboarding, move-in and move-out processes. • Resolve tenant complaints and operational issues within agreed service levels. • Monitor lease compliance and coordinate with Leasing ,Finance and Maintenance departments. • Ensure timely completion of service requests. Regulatory Compliance Ensure full compliance with all applicable UAE legislation and local authority regulations including: • Dubai Municipality / relevant Municipality regulations • Dubai Civil Defence / relevant Civil Defence requirements • UAE Fire & Life Safety Code of Practice • Environmental, Health & Safety (EHS) regulations • Building permits, inspections, and statutory certifications • Waste management and environmental regulations Maintain all operational records, licences, permits and compliance documentation. Asset Performance • Support long-term asset preservation strategies. • Identify opportunities for operational improvements. • Recommend enhancement projects to improve property value and tenant experience. Qualifications • Bachelor's Degree in Property Management, Engineering, Facilities Management, Business Administration or related discipline. • Professional qualification in Property or Facilities Management is desirable. • Membership of RICS, IFMA, BIFM (IWFM) or similar professional body is an advantage. Experience • Minimum 8 years' experience in property or facilities management. • Experience managing residential, commercial, and mixed-use developments. • UAE property management experience is essential. • Experience managing self-owned real estate portfolios is highly preferred.
