About the Role We're hiring a Performance Marketing Manager to own paid customer acquisition for our off-plan portfolio across multiple international markets. This is a dual-mandate role: you'll drive B2C buyer acquisition for end investors and end-users, and B2B broker/partner acquisition and onboarding to expand our distribution network globally. This role is purely about building a direct, owned acquisition engine; paid media, landing pages, CRM-integrated funnels, and partner pipelines; that delivers qualified buyers and signed brokers at predictable cost. Key Responsibilities B2C ; Off-Plan Buyer Acquisition • Plan and run always-on lead-gen campaigns and dedicated launch campaigns for individual off-plan projects, towers, and master communities. • Build geo-specific acquisition strategies for buyer segments across multiple markets; adapting creative, language, offers, and channels to each (e.g., GCC residents, NRIs, Russian/CIS buyers, European HNWIs, SE Asian investors). • Manage paid media across Google (Search, Display, YouTube, PMax), Meta, TikTok, Snapchat, and programmatic; plus emerging channels relevant to each geography (e.g., VK/Yandex, WeChat, Naver). • Optimize the full funnel from impression → form fill → qualified lead → booked viewing/call → reservation/booking, with a clear view on cost-per-stage. • Partner with CRM and sales to define lead-quality SLAs by source and feed offline conversions back into ad platforms for smarter bidding. B2B; Broker & Partner Acquisition / Onboarding • Build and run a dedicated paid acquisition engine to recruit international brokers, sub-brokers, and channel partners across target markets. • Design B2B funnels: LinkedIn campaigns, search intent capture, lookalike targeting, partner landing pages, webinar/event-driven flows, and outbound-supported retargeting. • Work with the partnerships team to optimize the broker onboarding journey; from first touch to signed agreement to first transaction; with clear conversion benchmarks at each stage. • Build always-on activation and re-engagement campaigns to keep the existing broker network producing (newsletters, project launch alerts, commission campaigns, incentive pushes). • Track partner-sourced revenue back to acquisition cost and channel; own the partner CAC and LTV view. Budget, Forecasting & Analytics • Own a multi-market paid budget across B2C and B2B, with full P&L-style accountability for CPL, CAC, broker activation rate, and contribution to booked sales. • Forecast spend, model ROAS scenarios by market and segment, and present performance to leadership weekly. • Continuously reallocate budget across geographies, segments (B2C vs. B2B), channels, and projects based on real-time performance. • Build dashboards (Looker Studio, Power BI, or Tableau) that connect spend → leads → bookings → revenue, segmented by market and audience type. Tracking, Attribution & Tech Stack • Implement and maintain robust tracking across multiple geos: GA4, Meta CAPI, server-side tagging, TikTok Events API, LinkedIn Insight Tag, and CRM-based attribution (Salesforce, HubSpot, Bitrix24, or similar). • Manage multi-touch attribution across long, considered cycles; accounting for the lag between first touch and reservation. • Maintain audience architectures (lookalikes, retargeting pools, suppression lists) that respect each market's data and privacy regulations (GDPR, regional equivalents). Cross-Functional Collaboration • Brief creative and content teams on geo- and segment-specific ad concepts; feed performance insights back to sharpen output. • Partner with sales, channel, and CRM teams to align on lead quality, follow-up SLAs, and broker activation bottlenecks. • Work with web, SEO, and lifecycle marketing to build an integrated demand engine for both audiences. What You Bring Required: • 8+ years in performance marketing, with at least 3 years driving acquisition for off-plan real estate or comparable high-ticket, long-cycle, multi-market products (luxury, financial services, immigration, premium education). • Proven experience running paid campaigns across multiple geographies; not just localizing a single playbook but adapting strategy by market. • Hands-on expertise scaling Google and Meta; strong working knowledge of LinkedIn (critical for B2B broker acquisition), TikTok, and programmatic. • Direct experience with both B2C and B2B paid acquisition; ideally in a context where partners or brokers are part of the distribution model. • Deep understanding of the off-plan buyer journey: long consideration windows, cross-border buyers, multi-touch attribution, and the role of human follow-up in closing. • Strong command of GA4, Tag Manager, conversion APIs, and CRM-integrated attribution. • Track record of meaningfully reducing CPL/CAC or improving ROAS at scale; be ready to talk numbers. Preferred • Experience marketing to international real estate investor segments. • Experience building or scaling a broker/partner acquisition program from the ground up. • Experience managing external agencies across multiple markets. What Success Looks Like in 12 Months • A clearly measured reduction in blended B2C CPL and B2B broker CAC, while holding or improving quality. • A scaled, predictable broker acquisition pipeline contributing meaningfully to partner-sourced bookings. • A reporting layer that ties every dollar of spend back to closed revenue, segmented by market and audience. • A structured testing cadence producing at least one significant winning insight per month. • Trusted operating relationships with sales and partnership leadership across all key markets.
