Position Summary The Project Manager is responsible for leading the planning, execution, and successful delivery of large-scale real estate development and construction projects throughout the entire project lifecycle—from feasibility and design through procurement, construction, commissioning, handover, and project close-out. The role is accountable for executing projects in accordance with contractual obligations, approved budgets, project schedules, company policies, and applicable regulatory requirements while ensuring the highest standards of quality, safety, and operational excellence. The successful candidate will possess extensive experience in managing complex construction projects, coordinating multidisciplinary teams, administering contracts, controlling project costs, mitigating risks, and maintaining strong relationships with consultants, contractors, government authorities, and stakeholders. The Project Manager will provide leadership to project teams while ensuring projects are completed safely, on time, within budget, and in accordance with the company's strategic objectives. Previous experience working with real estate developers, construction companies, or building construction companies is mandatory. Key ResponsibilitiesProject Leadership & Delivery • Lead the planning, execution, monitoring, and successful delivery of real estate development and construction projects. • Execute contracts in accordance with contractual obligations, approved budgets, company policies, and project schedules. • Develop comprehensive project execution plans, construction strategies, and project delivery programs. • Ensure projects are completed safely, on time, within budget, and to the required quality standards. Design & Construction Management • Coordinate all project phases from design development through construction and final handover. • Review architectural, structural, and MEP drawings and specifications. • Coordinate engineering consultants, architects, contractors, subcontractors, and suppliers. • Monitor construction progress through regular site inspections. • Ensure compliance with project specifications, quality standards, and HSE regulations. • Manage commissioning, testing, snagging, and project close-out activities. Budget & Cost Control • Develop, manage, and monitor project budgets and cash flow forecasts. • Control project costs, change orders, variations, claims, and contingencies. • Review and certify contractor payment applications. • Monitor project financial performance and recommend corrective actions where necessary. Procurement & Contract Administration • Prepare and evaluate tenders and Requests for Proposal (RFPs). • Participate in contractor and consultant selection. • Negotiate contracts and manage contract administration throughout the project lifecycle. • Administer FIDIC contracts, claims, extensions of time, and variation orders. Stakeholder & Authority Coordination • Liaise with consultants, contractors, investors, utility providers, and government authorities. • Obtain permits, approvals, and statutory clearances. • Coordinate closely with internal departments including Development, Finance, Sales, Leasing, Procurement, Legal, and Property Management. Reporting & Governance • Prepare executive project reports covering progress, budget, schedule, risks, and key milestones. • Maintain project documentation and reporting systems. • Identify project risks and implement mitigation plans. • Ensure compliance with corporate governance, regulatory requirements, and company procedures. Team Leadership • Lead, mentor, and supervise multidisciplinary project teams. • Allocate resources effectively and monitor team performance. • Promote a culture of collaboration, accountability, continuous improvement, and safety excellence. Qualifications • Bachelor's Degree in Civil Engineering, Construction Management, Architecture, or a related discipline. • PMP certification is highly preferred. • Minimum 10 years of progressive project management experience. • At least 5 years managing large-scale real estate development or construction projects. • Previous experience with a Real Estate Developer, Construction Company, or Building Construction Company is mandatory. • Proven experience delivering residential, commercial, hospitality, mixed-use, or large infrastructure developments. • Strong knowledge of construction methodologies, procurement, contract administration, and project controls. • Excellent understanding of FIDIC Contracts. • Experience managing multidisciplinary project teams. • Excellent communication and leadership skills. • Fluent in English; Arabic is an advantage.
