We are looking for a Senior Site Architect for a government affiliated entity based in the UAE. Location – Sharjah, UAE Salary – 30,000 AED/month + benefits Qualifications & Experience: • Bachelor’s degree in Architecture (Master’s preferred). • Minimum 15 years of experience, with 5+ years in senior coordination and site roles. • Strong UAE experience with authority approval processes (Sharjah Municipality, SEWA, Civil Defence). • Proven track record in architectural design management, detailing, façade systems, and fit-out execution. Key Skills & Competencies: • Advanced review and coordination of architectural packages from concept to IFC. • Expert in detailing, joinery, finishes, and architectural fit-out delivery. • Proficient in AutoCAD, Revit/BIM, MS Office, and project documentation workflows. • Excellent cross-disciplinary coordination with technical and construction teams. • Strong team leadership, communication, and stakeholder engagement. • Familiarity with FIDIC contracts and UAE regulatory frameworks. General Responsibilities Across All Stages: • Lead architectural design reviews, technical coordination, and site supervision across multiple projects. • Ensure architectural deliverables meet aesthetic, functional, and compliance benchmarks in accordance with the company’s standards. • Manage materials selection, joinery detailing, and façade systems through design and construction. • Supervise site architects and ensure technical consistency, quality, and productivity across project phases. • Coordinate with MEP, structural, infrastructure, ID, and landscape disciplines. • Engage with Sharjah authorities (Municipality, SEWA, Civil Defence) to facilitate permits, NOCs, and resolve jurisdictional issues. • Support risk management through early detection of design, site, or interface issues. • Maintain structured documentation and performance reporting (KPIs, dashboards). • Mentor site teams and enforce accountability in execution and communication. • Ensure quality control, mock-up validation, and adherence to IFC drawings during construction. • Manage handover documentation, authority approvals, and DLP rectifications. Key Responsibilities by Project Phase: Initiation Stage • Align development briefs, KPIs, and architectural goals with strategic project objectives. • Contribute to zoning analysis, FAR reviews, and integration of architecture with master plans. • Define architectural scope in consultant RFPs and support technical evaluation of consultants. • Propose early-stage material and fit-out strategies to support feasibility and constructability. Design Stage • Oversee consultant submissions from concept through IFC, ensuring multidisciplinary coordination and regulatory compliance. • Lead BIM-based design integration and manage value engineering to enhance cost, performance, and execution. • Review façade systems, interior fit-out details, and joinery to uphold architectural design intent. • Issue consolidated technical feedback and track consultant performance and design deliverables. Tendering Stage • Review architectural BOQs, drawings, and specifications; coordinate with QS and procurement for tender issuance. • Support bid evaluation (technical and commercial) and advise on subcontractor selection for architectural packages. • Validate completeness and constructability of fit-out, finishes, and façade scope in tender documents. Construction Stage • Supervise architectural execution on-site, ensuring adherence to IFC drawings, materials specs, and interface detailing. • Lead architectural coordination with construction teams and resolve RFIs, NCRs, and inter-discipline clashes. • Ensure site readiness for consultant inspections and authority clearances. • Validate finishes, mock-ups, and material installations meet project standards and client expectations. Handover & Close-Out Stage • Oversee final architectural snagging, third-party certifications, and authority approvals. • Ensure submission of as-built drawings, O&M manuals, warranties, and close-out documentation. • Coordinate handover with QA/QC, consultants, FM teams, and clients. • Document lessons learned, and prepare technical close-out and PMO audit reports. Defects Liability Period (DLP) • Monitor and manage rectification of DLP issues related to architecture and finishes. • Coordinate contractor rework and re-inspections to ensure compliance. • Prepare DLP close-out records and support retention release activities. About the Role: We are looking for a Senior Site Architect to lead architectural design review, construction oversight, material coordination, and fit-out execution across multiple large-scale development projects in Sharjah.
