About the role

ESR is seeking a driven and analytical Associate / Senior Associate with minimum 4-8 years of investment experience to join the Investment team, based in Dubai. The candidate will independently evaluate real estate investment opportunities across the GCC, conduct in-depth financial modelling, and prepare high-quality investment papers as well as ad-hoc analyses to support strategic decision making by ESR senior management. Key Responsibilities Investment Evaluation - Independently assess potential real estate investment opportunities across various asset classes and geographies, including both equity and debt structures Financial Modelling - Develop and maintain sophisticated financial models to analyze deal-level economics, sensitivity scenarios, and return metrics (e.g., IRR, equity multiple, cash-on-cash) Investment Papers - Draft clear and compelling investment memos and presentations for internal investment committees and senior leadership, outlining the strategic rationale, risks, and recommendations. Market Research & Analysis - Conduct macro and micro-level market research, competitive benchmarking, and due diligence to inform underwriting assumptions and investment strategy Due Diligence Coordination - Liaise with brokers, partners, legal counsel, and other external advisors to facilitate deal execution Ad-hoc Analysis - Provide on-demand analytical support to senior management, including portfolio reviews, hold/sell analyses, and performance tracking Benefits Grow with us – Career growth and learning We believe our greatest strength lies in the growth and development of our team. Requirements

Qualifications & Experience

- Target candidate will have a minimum of 4-8 years’ experience working in, investment banking private equity, funds management or similar role

- Candidates with GCC real estate coverage preferred

- Bachelor’s Degree from top-tier university with an outstanding university academic record
