The Construction Manager is directly responsible for leading and executing all superstructure civil and structural works on-site—starting from the ground floor slab/substructure handover through to self-climbing core walls, post-tensioned slabs, vertical concrete pumping, structural topping out, external masonry, and civil builder's works. Key Responsibilities 1. Core & Shell Superstructure Execution • Take over site custody at ground slab level to commence superstructure vertical framing. • Direct hydraulic self-climbing / jump-form core wall systems, slip-forms, post-tensioned (PT) slab systems, heavy rebar placement, and high-strength concrete casting. • Drive floor-to-floor structural cycle times (targeting optimized 4–6 day cycles) by coordinating formwork stripping schedules, rebar coupler assembly, and PT tendon stressing. • Manage high-rise concrete pumping logistics: high-pressure stationary pumps, static slicklines, self-climbing concrete placing booms, mix design compliance, and pour rate management. 2. Vertical Site Logistics & Equipment Operations • Manage vertical site logistics: climbing tower crane operations, high-speed passenger/material hoists, cantilevered loading platforms, and perimeter climbing safety screen systems. • Plan and control material staging yards, rebar fabrication yards, formwork maintenance, and vertical steel/concrete lifting sequences. • Coordinate vertical distribution of structural concrete, reinforcement steel, formwork tables, and masonry materials across active floors. 3. Architectural Civil & Builder's Works • Oversee structural release dates to facilitate early facade bracket anchor embeds and masonry blockwork. • Manage internal civil/builder's works: high-rise blockwork, internal brickwork, concrete housekeeping pads/bases, floor screeding, and wet area waterproofing. • Coordinate civil openings, blockout sleeves, wall chasers, and cast-in embeds (BWIC) prior to concrete pours. • Ensure lift shaft civil compliance (vertical plumbness, divider beams, pit waterproofing, and hoistway tolerances) prior to elevator handovers. 4. Technical Coordination, Quality & HSE • Enforce strict adherence to approved Civil/Structural Method Statements, Inspection & Test Plans (ITPs), and structural specifications. • Manage structural QA/QC processes, ensuring prompt clearance of Work Inspection Requests (WIRs) and resolution of Non-Conformance Reports (NCRs) with the Supervision Consultant. • Review structural working drawings and Bar Bending Schedules (BBS) to resolve rebar congestion, cold joint locations, and constructability issues before casting. • Champion high-rise site civil safety: edge protection, drop prevention platforms, heavy lifting protocols, and tower crane operations safety. Key Performance Indicators (KPIs) • Structural Floor Cycle: Maintaining the target floor-to-floor cycle speed (e.g., 4–6 days per floor). • Structural Quality: Zero major structural non-conformances (NCRs) and first-time pass rates on structural WIRs. • Concrete & Rebar Yield: Minimizing rebar scrap percentage and concrete wastage against BOQ allowances. • Safety Record: Zero lost-time injuries (LTI) on structural, heavy lifting, and formwork operations. Required Qualifications & Experience • Education: Bachelor’s Degree in Civil Engineering from a recognized university. • Total Experience: 15 to 20+ years of civil engineering and construction site experience in UAE. • Minimum 10 to 12+ years specifically as a Construction Manager with a Main Contractor executing high-rise superstructure frames (G+30 to G+60+ storeys). • Technical Mastery: Deep technical command of self-climbing jump-form systems, post-tensioned concrete, high-pressure vertical concrete pumping, climbing tower crane logistics, and high-rise civil builder's works. • Software & Tools: AutoCAD, Primavera P6 (working knowledge for look-ahead schedules), MS Project, and Document Management platforms (e.g., Aconex, Procore).
