Role Summary We are looking for an experienced Facilities Management professional with a Mechanical Engineering background to oversee the technical performance and day-to-day FM operations of a portfolio of high-rise and real estate assets. The position will take ownership of mechanical and building-services performance, maintenance planning, contractor management, operating costs, compliance, and service standards. The successful candidate should combine strong hands-on technical knowledge with the ability to manage budgets, vendors, teams, and multiple properties. Key Responsibilities • Manage FM and mechanical engineering activities across high-rise and multi-site properties. • Ensure the reliability and efficient operation of HVAC, plumbing, fire protection, and associated MEP systems. • Develop and monitor preventive, predictive, and corrective maintenance programs to minimize downtime and extend asset life. • Review asset condition and recommend repairs, replacements, upgrades, and lifecycle requirements. • Manage FM contractors, specialist service providers, consultants, and maintenance teams, ensuring agreed standards and contractual obligations are achieved. • Establish and monitor KPIs, SLAs, maintenance performance, response times, and service quality. • Prepare and control FM operating budgets, monitor expenditure, identify cost-saving opportunities, and support CAPEX planning. • Ensure properties and technical operations comply with applicable UAE regulations, HSE requirements, authority requirements, and internal standards. • Lead technical investigations and resolution of recurring or critical building-services issues. • Evaluate technical proposals, quotations, scopes of work, and contractor recommendations from both technical and commercial perspectives. • Coordinate maintenance and engineering activities with property management, leasing, security, finance, and other internal stakeholders. • Support refurbishment, system replacement, fit-out, and asset-improvement projects where required. • Drive initiatives related to energy efficiency, utility optimization, sustainability, and operating-cost reduction. • Maintain accurate technical records and use CAFM and performance data to improve maintenance planning and management reporting. • Provide leadership and direction to the FM/technical team across assigned properties. Candidate Profile • Bachelor’s Degree in Mechanical Engineering. • Minimum 10–15 years of relevant experience, with substantial exposure to facilities management and building operations. • Strong experience managing high-rise buildings, commercial properties, or large multi-site real estate portfolios. • In-depth knowledge of HVAC, mechanical systems, MEP services, maintenance practices, and building operations. • Demonstrated experience in budget management, cost control, contractor management, and asset lifecycle planning. • Proven ability to manage multiple service providers and evaluate technical and commercial proposals. • Good understanding of CAFM systems, AutoCAD, maintenance reporting, and performance dashboards. • Strong knowledge of UAE/GCC facilities management practices and regulatory requirements is highly preferred. • PMP, CFM, LEED, or other relevant professional certification would be an advantage.
