We are seeking an experienced Senior Quantity Surveyor to lead commercial management for fit-out projects across the UAE. The ideal candidate will bring a proven track record of cost management and financial control for fast-track, premium projects in the Food & Beverage, Hospitality, and Retail sectors. You will manage the commercial lifecycle of fit-out projects—from initial feasibility, tendering, and BOQ preparation to final account settlement, variation claims, and cost reporting—ensuring maximum profitability and strict budget compliance. Key Responsibilities • Cost Planning & Pre-Contract: Prepare accurate Bills of Quantities (BOQs), cost estimates, feasibility studies, and tender documentation based on interior design, architectural, and MEP specifications. • Commercial & Financial Control: Manage project budgets, value engineering, cash flow forecasting, interim valuations, payment certificates, and final account reconciliations to protect target profit margins. • Contract Administration & Variations: Draft, negotiate, and administer main contracts and subcontracts (FIDIC/Standard Forms); assess, evaluate, and substantiate variation claims and delay/disruption costs. • Procurement & Vendor Management: Oversee subcontractor tendering, conduct commercial negotiations, prepare detailed procurement schedules, and review supplier payment applications. • Stakeholder & Authority Support: Partner with project managers, clients, consultants, and landlords to align commercial terms with local authority requirements and landlord fit-out guidelines. • Risk & Financial Reporting: Maintain real-time cost-to-complete reports, identify financial risks, and track cost milestones to mitigate financial exposure on fast-track schedules. Requirements & Qualifications • Experience: Minimum 8–10+ years of overall experience as a Quantity Surveyor in the construction industry, with a substantial track record dedicated to fit-out projects in the UAE market. • Sector Focus: Verifiable portfolio of managed commercial accounts for F&B (restaurants, cafes), Hospitality (hotels, lounges), and Retail (boutiques, flagship stores, mall fit-outs). • Education & Credentials: Bachelor’s degree in Quantity Surveying, Commercial Management, Civil Engineering, or a related field. MRICS or RICS accreditation is strongly preferred. • Commercial & Legal Knowledge: Deep understanding of UAE construction law, FIDIC contracts, standard methods of measurement (POMI/NRM). • Technical Skills: Advanced proficiency in cost estimating software (e.g., Candy, CostX), MS Excel, AutoCAD, and construction ERP systems. • Competencies: Exceptional negotiation skills, commercial acumen, analytical detail, and contract administration expertise.
