Please read before applying Location: Dubai, UAE Department: Sales Employment Type: Full-Time Role Overview The Sales Manager is responsible for building, developing, and supporting a high-performing team of real estate agents. This is a leadership and coaching role, not a personal sales role. The primary objective is to increase the productivity, knowledge, and closing ratio of every agent within the team. The Sales Manager is expected to be present in the office, available to agents throughout the day, assisting with training, negotiations, deal structuring, client objections, and overall sales performance. Key ResponsibilitiesAgent Development • Recruit, onboard, and mentor new and existing sales and leasing agents. • Conduct daily coaching sessions and one-on-one meetings. • Develop agents' sales skills, negotiation techniques, and product knowledge. • Ensure every agent follows the company's sales process and standards. • Identify weak performers and implement improvement plans. Sales Support • Assist agents during client meetings, negotiations, and closing stages when required. • Help agents overcome objections and difficult situations. • Guide agents on pricing strategies and market knowledge. • Ensure all leads are followed up correctly. • Monitor CRM activity and pipeline management. Team Management • Build and maintain a motivated, disciplined, and accountable team. • Conduct daily morning meetings and regular sales training sessions. • Track KPIs including: • Calls made • Meetings booked • Viewings conducted • Offers submitted • Deals closed • Pipeline value • Hold agents accountable for their targets and activity levels. Training & Development • Deliver ongoing training on: • Sales techniques • Negotiation • Objection handling • CRM usage • Market updates • Company processes • Create a culture of continuous improvement. Collaboration • Work closely with the Lead Generation, Marketing, and Management teams. • Provide feedback on agent performance and market trends. • Support both Sales and Leasing divisions when required. What This Role Is Not The Sales Manager's primary responsibility is not to generate personal commissions by closing their own deals. While they may step in to support complex transactions when necessary, their success is measured by how successful their team becomes, not by their own sales volume. The expectation is that the majority of their working hours are dedicated to coaching, mentoring, training, and supporting agents within the office. Compensation Basic Salary • AED 8,000 to AED 10,000 per month (depending on experience) Team Override • 5% override on the gross commission generated by their assigned team. This structure rewards managers for developing productive agents rather than competing with them for deals. Requirements • Minimum 3 years of real estate experience in the UAE. • Previous experience managing or mentoring agents is preferred. • Strong leadership and coaching ability. • Excellent communication and negotiation skills. • Good understanding of Dubai sales and leasing markets. • Ability to analyse KPIs and improve team performance. • Highly organised and present in the office during working hours. Key Performance Indicators (KPIs) Success in this role will be measured by: • Team revenue growth. • Number of active producing agents. • Improvement in agent closing ratios. • Agent retention. • Time taken for new agents to achieve their first transaction. • Daily coaching and training consistency. • CRM compliance across the team. • Overall team productivity and culture.
