## Description

Key Responsibilities

• Lead budget control, cost planning, procurement strategy, tender evaluation and contract packaging.

• Manage cost reports, cash flow forecasts, change registers, risk allowances and cost-to-complete.

• Review payment applications, variations, claims, EOT cost impacts and final accounts.

• Lead commercial negotiations, contract strategy and award recommendations.

• Provide advice on value engineering, cost optimization, procurement and commercial risks.

• Ensure commercial governance and contractual compliance while protecting the client's interests.

• Provide strategic commercial advice to senior stakeholders and support investment objectives.

Qualifications

• 17+ years of experience in commercial management and/or cost management, preferably within major real estate or development projects.

• Strong experience working with property developers or real estate developers is essential.

• Previous client-side, PMC, or consultancy experience is preferred.

• Arabic-speaking candidates are preferred.

• Bachelor’s degree in Quantity Surveying, Commercial Management, Construction Management, Civil Engineering, or a related discipline.

• Extensive experience in cost management, contract administration, procurement, claims management, and commercial negotiations.

• Strong experience in PMO reporting, budgeting, cost control, forecasting, and financial management.

• Saudi Arabia / GCC experience is preferred.

• MRICS, RICS, or equivalent professional certification is preferred.

• Strong communication, analytical, problem-solving, and negotiation skills.

• Willingness to travel as required.
