## Description

POSITION OVERVIEW

EMKAAN is looking for a hands-on Senior Quantity Surveyor with strong experience in BOQ preparation, quantity take-off, cost estimation, tendering, variations, and multidisciplinary coordination.

The successful candidate must be capable of personally preparing, reviewing, and verifying detailed BOQs from Architectural, Structural, MEP, Interior Design, Landscape, and specialist drawings, while identifying missing scope, discrepancies, duplication, design changes, and quantity issues.

This is not solely a supervisory position. The Senior QS is expected to remain technically involved in day-to-day QS activities while also guiding Junior QS staff and coordinating closely with Design, Project Management, Procurement, Site, and Finance teams.

KEY RESPONSIBILITIES

- Personally prepare and review BOQs, quantity take-offs, measurement sheets, cost estimates, and rate analyses from concept through IFC, revised, and as-built drawings.

- Review drawings, specifications, schedules, and scope documents to identify missing items, scope gaps, duplication, quantity discrepancies, incomplete information, and conflicts between disciplines.

- Ensure BOQs include clear descriptions, correct units, quantities, inclusions, assumptions, exclusions, and proper supporting references.

- Coordinate closely with Architecture, Structural, MEP, Interior Design, Landscape, Project Management, and specialist teams to resolve missing or conflicting information.

- Monitor design revisions, compare revised drawings against previous issues, update quantities and BOQs, and prepare addition/omission summaries.

- Review and verify BOQs and measurements prepared by Junior Quantity Surveyors, provide technical guidance, and ensure quality before issue.

- Prepare BOQs and quantity schedules for tendering and procurement, review contractor/supplier quotations, identify exclusions and scope differences, and support like-for-like commercial comparisons.

- Support Procurement with quantity verification, scope clarification, commercial evaluation, and negotiation where required.

- Conduct site measurements and review interim payment applications, subcontractor payments, variations, additional works, and final quantities.

- Prepare and review variation measurements, rate build-ups, additions/omissions, and maintain proper variation records.

- Maintain organized QS records, BOQ revisions, measurement files, quotation comparisons, payment records, and supporting documentation.

- Support project cost control by monitoring major commitments, variations, payments, budget impacts, and potential cost overruns.

- Maintain working knowledge of contract and commercial administration, including FIDIC principles, payments, variations, claims, provisional sums, retention, final accounts, and project close-out.

- Communicate BOQ, quantity, scope, and cost-related issues clearly to Management and the relevant project teams.

QUALIFICATIONS & EXPERIENCE

- Bachelor's Degree in Quantity Surveying preferred; Civil Engineering or Construction Management with strong QS experience may also be considered.

- Minimum 8 years of relevant Quantity Surveying experience.

- Proven hands-on BOQ preparation and quantity take-off experience is mandatory.

- Strong pre-contract and post-contract QS experience.

- UAE experience preferred.

- Experience in Turnkey, Design & Build, luxury villas, high-end residential, interior fit-out, or bespoke construction projects is highly desirable.

- Strong understanding of POMI, NRM, CESMM, SMM and/or other recognized methods of measurement.

- Good working knowledge of FIDIC and construction contract principles is an advantage.

- Experience supervising and reviewing the work of Junior Quantity Surveyors.

SOFTWARE

Strong hands-on capability in CostX, PlanSwift, Bluebeam, AutoCAD, and Advanced Excel is preferred. Experience with Cubicost, Revit quantity extraction, ERP, or project cost-management software is an advantage.

KEY REQUIREMENT

This is a hands-on Senior Quantity Surveyor role. The successful candidate must be able to personally prepare and verify BOQs and quantity take-offs, coordinate effectively with multidisciplinary teams, identify missing scope and discrepancies early, and ensure accurate QS information is available for tendering, procurement, variations, payments, and project execution.

Knowledge of cost control and contract/commercial administration is important, but the primary focus of the position remains Quantity Surveying, BOQ preparation, checking, and coordination.
