Role Overview:

We are seeking an experienced Senior Construction Manager – Fit-Out, Completion & Handover to lead the final stages of a major construction project in the UAE.

The role will act as the Client-side site representative, reporting directly to the Project Director, with responsibility for overseeing the Main Contractor, fit-out contractors, specialist subcontractors, and finishing trades. The successful candidate will drive programme recovery, construction completion, testing and commissioning, quality assurance, defect close-out, stakeholder coordination, and final project handover.

The ideal candidate will have extensive UAE construction experience, with a strong background in luxury villas, hospitality, presidential/VVIP, high-end fit-out, and complex construction projects.

Key Responsibilities:

Construction Leadership & Contractor Management

• Act as the Client’s on-site representative, reporting directly to the Project Director.

• Lead, coordinate, and oversee the Main Contractor, fit-out contractors, specialist subcontractors, and finishing trades.

• Drive daily site execution, coordination, issue resolution, and achievement of key project milestones.

• Ensure construction activities are executed in accordance with approved drawings, specifications, quality standards, and contractual requirements.

Programme Recovery, Completion & Readiness Management

• Manage the final phase of construction works to achieve practical completion within the approved programme.

• Monitor progress against project schedules, identify delays, and implement effective recovery and mitigation measures.

• Coordinate construction sequencing, site access, work fronts, and interfaces between multiple trades.

• Drive completion activities and ensure the project is operationally ready for handover.

Testing, Commissioning & Systems Integration Oversight

• Plan, coordinate, and supervise testing, commissioning, integrated systems testing, demonstrations, and final verification activities.

• Ensure MEP, security, ICT, specialist systems, and building services are properly tested and commissioned in line with project requirements.

• Coordinate commissioning schedules and witness testing activities with contractors, consultants, vendors, and relevant stakeholders.

• Review test results and ensure all commissioning requirements are successfully completed prior to handover.

Quality Assurance, Inspections & Defect Management

• Lead site inspections, quality verification, and compliance reviews across all project disciplines.

• Manage snagging, de-snagging, punch-list, and defect close-out activities.

• Ensure incomplete works and defects are accurately tracked, assigned, rectified, and formally closed.

• Coordinate with contractors and consultants to maintain the required quality standards through project completion.

Stakeholder Coordination, Reporting & Risk Management

• Coordinate closely with the Client, Project Director, consultants, Main Contractor, specialist contractors, and vendors.

• Prepare executive progress reports, risk registers, action trackers, completion dashboards, and other project status reports.

• Monitor key project risks and proactively implement mitigation measures.

• Escalate critical issues, programme risks, and unresolved technical or commercial matters to the appropriate stakeholders.

Handover, Documentation & Project Close-Out

• Manage the preparation, review, and verification of as-built drawings, O&M manuals, warranties, certifications, testing records, and statutory approvals.

• Coordinate user training, operational readiness, demonstrations, and final handover activities.

• Ensure all contractual handover requirements and close-out documentation are completed accurately and on time.

• Support practical completion, final completion, and overall project close-out in accordance with contractual requirements.

What We’re Looking For

• 15+ years of construction experience in the UAE, preferably in senior construction or project management roles.

• Proven experience delivering luxury villas, hospitality developments, presidential/VVIP projects, or other high-end and complex construction projects.

• Strong background in fit-out, finishing, and final-stage construction management.

• Demonstrated leadership experience in testing, commissioning, integrated systems testing, and project readiness.

• Strong MEP coordination capability with the ability to manage interfaces between architectural, MEP, ICT, security, and specialist systems.

• Extensive experience in snagging, de-snagging, defect management, quality inspections, handover, and project close-out.

• Proven ability to manage the Main Contractor and multiple specialist subcontractors simultaneously.

• Strong programme management skills, including experience in delay identification, recovery planning, and completion management.

• Excellent stakeholder management, communication, coordination, and reporting skills.

• Strong understanding of construction quality standards, project documentation, and contractual completion requirements.

• Ability to work effectively in a fast-paced, deadline-driven project environment.

• Immediate availability or ability to join within 1–2 weeks will be highly preferred.

Educational Qualifications

• Bachelor’s degree in Civil Engineering, Construction Management, Architecture, or a related discipline.

• Professional certifications in project/construction management such as PMP, RICS, CIOB, or equivalent will be an advantage.

• Relevant UAE construction and project management experience is essential.
