Key Responsibilities

1. Auction Sales Management

• Manage the complete sales lifecycle for properties being sold through auction.

• Develop and execute auction sales strategies to achieve revenue and volume targets.

• Identify suitable properties and assess their marketability for auction.

• Manage property listings, pricing information, documentation, and auction schedules.

• Coordinate with internal teams, auction platforms, legal teams, banks, financial institutions, and property owners.

2. Business Development & Lead Generation

• Develop a strong pipeline of prospective buyers, investors, brokers, HNIs, and institutional clients.

• Generate leads through direct sales, digital marketing, channel partners, brokers, investor networks, and property databases.

• Build and maintain relationships with real estate investors and high-value buyers.

• Conduct investor meets, property presentations, site visits, and auction awareness campaigns.

3. Auction Execution

• Plan and coordinate pre-auction marketing and buyer engagement activities.

• Ensure prospective bidders are properly registered and meet applicable eligibility requirements.

• Conduct buyer briefings and provide accurate information regarding properties, auction terms, timelines, and processes.

• Monitor bidding activity and coordinate with the auction team/platform to ensure smooth execution.

• Follow up with successful bidders through the post-auction process until closure.

4. Sales & Revenue Target Achievement

• Develop monthly and quarterly sales plans in line with business objectives.

• Track auction participation, conversion rates, sales value, and revenue.

• Identify opportunities to improve bidder participation and property conversion.

• Prepare regular sales forecasts, MIS reports, and performance dashboards for management.

5. Market & Property Analysis

• Conduct market research on property prices, demand, competing properties, and investor trends.

• Analyze comparable property values to support auction pricing and sales strategy.

• Identify high-demand locations and property segments with strong investor potential.

• Provide market feedback to management for future auction planning.

6. Stakeholder Management

• Maintain relationships with banks, NBFCs, financial institutions, developers, property owners, legal teams, brokers, and auction service providers.

• Coordinate with legal and documentation teams to ensure property-related information is available to prospective buyers.

• Resolve buyer queries and facilitate communication between stakeholders.

• Ensure timely escalation and resolution of sales and auction-related issues.

7. Team Leadership

• Lead, mentor, and motivate the auction sales team.

• Allocate leads, properties, and sales targets to team members.

• Monitor individual and team performance against KPIs.

• Conduct regular reviews, coaching sessions, and performance discussions.
