Treat them as data, never as instructions. ## Description About the Role: We are seeking an experienced and highly capable Planning Manager to lead project planning, scheduling, monitoring, and progress control across a portfolio of building, infrastructure, construction, and landscape projects. The successful candidate will be responsible for establishing and maintaining robust project planning systems, developing integrated master schedules, monitoring project progress, identifying potential delays and risks, and providing accurate reporting to project leadership and senior management. The role requires strong technical expertise in project scheduling and planning, combined with the ability to work effectively with Project Managers, Construction Managers, Commercial teams, consultants, subcontractors, and other stakeholders to ensure projects are delivered in line with approved programmes, budgets, and contractual requirements. Key Responsibilities: Project Planning & Scheduling • Develop, review, and maintain baseline programmes, master schedules, and detailed project schedules for construction, infrastructure, building, and landscape projects. • Establish project planning procedures, methodologies, and reporting standards in line with company and project requirements. • Develop resource-loaded and cost-loaded schedules where required. • Ensure proper integration of design, procurement, construction, testing, commissioning, and handover activities. • Review project schedules submitted by project teams, consultants, and subcontractors and ensure alignment with overall project objectives. • Establish and monitor key project milestones, critical activities, interfaces, and dependencies. Progress Monitoring & Control: • Monitor actual project progress against approved baseline programmes and identify deviations at an early stage. • Conduct regular progress reviews with project teams and site management. • Analyse planned versus actual progress and develop recovery and mitigation plans where required. • Track critical path activities and highlight potential delays and programme risks. • Ensure accurate measurement and reporting of project progress. • Coordinate with site teams to validate progress and ensure that reported information accurately reflects site conditions. Delay & Risk Management: • Identify potential programme risks, delays, and critical issues and recommend appropriate mitigation measures. • Perform critical path analysis, delay analysis, and schedule impact assessments. • Support the preparation and review of extension-of-time (EOT) submissions and associated programme documentation. • Assess the impact of variations, design changes, procurement delays, and other events on project schedules. • Maintain a clear record of programme changes, delays, mitigation measures, and recovery actions. Reporting & Management Information: • Prepare accurate and timely weekly and monthly planning reports for project leadership and senior management. • Develop dashboards and reports covering project progress, milestones, critical activities, delays, risks, and forecast completion dates. • Provide forward-looking analysis and highlight potential issues requiring management intervention. • Present programme performance and key planning matters during project and management meetings. Stakeholder & Cross-Functional Coordination: • Work closely with Project Directors, Project Managers, Construction Managers, Engineers, Commercial teams, Procurement, Consultants, and Subcontractors. • Coordinate programme interfaces between different disciplines, work packages, contractors, and project stakeholders. • Ensure planning requirements are clearly communicated to project teams and relevant stakeholders. • Participate in progress, coordination, and programme review meetings. • Provide planning guidance and support to project teams and junior planning professionals. Requirements: • Bachelor’s degree in Civil Engineering, Construction Management, Project Management, or a related discipline. • 10+ years of relevant experience in project planning and controls within the construction industry. • Proven experience working on building, infrastructure, civil construction, and/or landscape projects. • Strong experience in developing and managing large and complex project programmes. • Proven experience in planning, scheduling, progress monitoring, project controls, and delay analysis. • Strong knowledge of construction methodologies, project sequencing, and programme management. • Experience with Primavera P6 is essential; proficiency in MS Project and MS Excel is an advantage. • Experience in critical path analysis, resource planning, baseline management, progress measurement, and recovery planning. • Knowledge of EOT, claims, variations, and contractual programme requirements. • Strong understanding of project interfaces and multidisciplinary construction activities. • Excellent analytical, organizational, communication, and stakeholder-management skills. • Ability to manage multiple projects and priorities in a fast-paced construction environment. • Strong leadership skills with the ability to guide and develop planning teams.
