JOB DESCRIPTION FOR PROJECT MANAGER

LOCATION: UAE

Reporting To: Managing Director / Operations Manager

Role Summary

We are looking for a proactive and results-driven Project Manager to manage and execute residential building projects (G+4).The role is responsible for ensuring projects are delivered on time, within budget, and as per quality and safety standards. The candidate will coordinate closely with site teams, subcontractors, procurement, and management to ensure smooth execution.

This is a hands-on role requiring strong control over site activities, planning, and coordination.

Key Responsibilities

Project Planning & Scheduling

• Study drawings, BOQs, specifications, and contract documents

• Prepare project schedules and look-ahead plans

• Monitor progress and take corrective actions to avoid delays

Site Execution & Coordination

• Plan and coordinate daily site activities across all trades

• Ensure execution as per approved drawings and specifications

• Coordinate and manage sub-contractors

• Ensure dimensions, levels, and quality before inspections are made

Authority & Inspection Coordination

• Coordinate and obtain the necessary approvals with clients and consultants

• Coordinate inspections with authorities (DM, DCD, DEWA, RTA, SIRA, etc.)

• Ensure timely approvals and compliance with all stakeholders, ie., client, consultant and authorities.

Manpower Planning & Control

• Plan manpower based on project requirements

• Monitor productivity, attendance, and overtime

• Optimize workforce utilization

Material Planning & Control

• Raise and track material requests in advance

• Verify material quality and quantity upon delivery

• Control material usage and reduce wastage

• Coordinate with Procurement for timely supply

• Plan and manage the concreting works

Quality Assurance & Compliance

• Ensure all works meet QA/QC standards

• Close NCRs promptly and maintain quality records

Health & Safety Management

• Enforce safety standards and PPE compliance

• Conduct toolbox talks and stop unsafe practices

Reporting & Communication

• Prepare daily, weekly, and monthly reports

• Conduct coordination meetings and prepare MOM (Minutes of Meetings)

• Highlight risks, delays, and issues to management

Testing, Commissioning & Handover

• Manage testing & commissioning activities

• Prepare and close snag lists

• Coordinate final inspections and approvals for DM Completion Certificate.

• Ensure proper project handover and demobilization

Accountability & Ownership

• Take full responsibility for project completion

• Ensure all tasks are completed, verified, documented, and communicated as per company policies and protocols.

Requirements: Education & Experience

• Degree/Diploma in Civil Engineering or related field

• Around 5 years of experience in construction projects

• Mandatory: Proven experience in residential building projects (G+4) in UAE

• Strong familiarity with UAE authority approvals and processes

Technical Skills

• Strong understanding of construction drawings, BOQs, and specifications

• Experience and knowledge in project planning and site execution activities

• Familiarity in the use of AutoCad

Soft Skills

• Strong leadership and team coordination

• Good communication and reporting skills

• Ability to manage multiple site challenges
